Green Shores is a privately owned holiday home nestling in a secluded woodland area of Kelling Heath Holiday park. Surrounded by 270 acres of woodland and heath land, in an area of outstanding natural beauty, it offers peace and tranquility. 

Ideally situated near the seaside towns or Sheringham and Cromer, Green Shores offers a unique opportunity to relax and forget the stress of daily life. Allowing you to feel that you are miles from anywhere.

Leave behind the hustle and bustle and enjoy the abundance of wildlife (such as Deer, Squirrel and Rabbit, as well as many species of birds) or venture out to visit many nearby villages and towns.

Kelling Heath Holiday Park is perfect for families, offering many different facilities, including adventure playgrounds, swimming pools and woodland adventure trails.

Built in 2004, this contemporary static caravan offers the you all the comforts and facilities of home. 

​A well laid out kitchen with gas cooker and oven, as well a microwave allow for relaxed meal times. 

There is a  comfortable lounge area complete with TV and DVD player.

We are able to sleep up to 6 people in 1 double en-suite room with TV, 1 twin bedded room and a fold out double bed in the lounge.  An additional shower room and WC ensure there are facilities available for all guests.

We can accommodate up to 2 well behaved dogs (for a small surcharge), the Park rules state they must be on leads at all times with in the park boundaries.

The outside decking area provides the opportunity to sit and relax on long summer evenings, maybe have a barbecue or just a glass of wine and let the evening drift by.

Rental Booking Terms & Conditions

Terms and Agreements for Green Shores.

 

  1. Booking
  1. This rental arrangement is made directly between the Owners of the property and the Guest.
  2. Customers renting the property are referred to as “the Guest”.
  3. This Agreement is not intended to create a tenancy; the holiday maker is granted a licence to occupy the property between the agreed dates.

 

  1. Duration of Rental
  1. Rentals are for a maximum of 4 weeks and commence at 16:00 on the first day of the rental and end at 10:00 on the day of departure unless otherwise arranged. This rental period hereafter is referred to as “the Holiday”.
  2. The period booked will be stated on the confirmation sent by email to the Guest when they book (the “Booking Confirmation”).
  3. The period booked cannot be extended unless approved by the Owners. The Guest will be liable to pay the price for the extension before the extension commences.

 

  1. Deposits
  1. A non refundable deposit of £70.00 is required by bank transfer or cheque to secure the booking.
  2. The balance is due four weeks before the start of the holiday.
  3. If a booking is made less than four weeks before the Holiday is due to start, the full rent, plus any additional charges must be paid at the time of booking.
  4. Should the balance payment not be received at seven days before the holiday starts, the booking will be cancelled and deposit retained.

 

  1. Cancellation
  1. We advise you to take out Holiday insurance as you are responsible for all your own travel arrangements.
  2. Should you need to cancel please advise us as soon as possible, no later than 1 week, before the holiday is due to commence then we will refund any monies received less the deposit of £70.
  3. If you cancel less than 1 week before your holiday commences you will not receive a refund.

 

  1. Final Payment
  1. Unless otherwise agreed by the Owners in writing (and subject to clause 7 below), the price for the Holiday shall be the rent for the property as set out on the rental agreement.
  2. Subject to the Cancellation provision above, as soon as the booking is received and accepted by the Owners and, the Guests are in receipt of the Rental Agreement, the guest is liable for payment of the balance of the rent, along with any additional charges that may be due in relation to the Holiday.
  3. Payment of the rent and additional charges are payable to the Owners four weeks before the start of the Holiday and non-payment by the Due Date could be considered by the Owners as a notice of cancellation.
  4. If payment is not received by the Due Date, and the Owners have treated the non-payment as a cancellation of the Holiday, the Guest will lose their booking and the deposit.
  5. The Owners shall not be responsible for sending reminders of the Due Date of full payment.
  6. The dates of the Holiday may be changed providing the property is available for the new dates and the Owners accept the change. In this case, a £30 re-booking fee is payable.

 

  1. Method of Payment
  1. Payments may be made by electronic bank transfer or cheque
  2. Cheques should be made payable to ‘Peter Tatam’.
  3. Any charges raised against the Owners by their bank for handling dishonoured cheques, bank transfers or any other payments will be passed onto the Guest who are liable to reimburse the Owners.

 

  1. Price changes
  1. The Owners reserve the right to amend prices due to errors or omissions, but such charges shall be notified to the Guest as soon as possible and the Guest shall be able to cancel the booking if the amended price is significantly higher than the original price quoted.

 

  1. The Guests Obligations
  1. To pay for any losses or damages to the property and contents caused by The Guest or a member of their party and inform the Owners immediately so items can be replaced or repaired prior to the arrival of future Guests.
  2. To take good care of the property and leave it in a clean and tidy condition at the end of the Holiday, with exception of linen to be laundered.
  3. A cleaning service is not provided during the holiday unless otherwise specified.
  4. On departure all windows and doors must be checked and securely locked. Keys must be returned to the key safe and the key safe locked properly.
  5. In the event that keys are not returned, then a charge will be incurred by you, the Guest to cover locksmith costs to change locks and replace keys.
  6. The Owner and their authorised representatives retains the right of access.
  7. Not to part with possession of the property, or share it, except with members of the party shown on the Booking Form. All Guests at the property must be notified to the Owners at the time of booking.
  8. Not to sell or transfer the booking to another party without the Owners agreement.
  9. Not to exceed the total number of people stipulated in the property description.
  10. Not to cause an annoyance or become a nuisance to occupants of adjoining premises.
  11. Not to smoke in any part of the properties. Smoking is permitted outside the property on condition that all cigarette butts and ash are cleared and disposed of, by you, the guest, before departure.
  12. To abide, at all times, by the terms and conditions of Kelling Heath Holiday Park, a copy of which is located in the welcome pack.

 

  1. Liability
  1. The Owners will not be liable for any act, neglect or default on the part of any person not within their employ or otherwise under their control, nor for any accident, damage, loss, injury, expense or inconvenience, whether to person or property, which the Guest or any other person may suffer or incur arising out of, or in any way connected with, the rental unless the Owners are responsible.
  2. The Owners accept no liability for loss of, or damage to the Guest’s possessions on the Owners property or land.
  3. Nothing in these clauses excludes or limits the liability of the Owners: For death or personal injury caused by the Owners negligence. For any matter which it would be illegal for the Owners to exclude or attempt to excluded their liability.

 

  1. Personal Belongings
  1. If the Guest, or any members of your party leave any personal belongings behind at the property after departure, the Guest will be charged the cost of postage and packaging and an admin fee to have them returned.
  2. Any items found by the servicing company responsible for the property will be disposed of within 30 days if not claimed. All perishable foods will automatically be disposed of at the time of the changeover.

 

  1. Pets
  1. Pets are permitted within the property and are to be kept under control and exercised off of the premises. There is an additional charge for  pets, per week.
  2. Pets are not permitted in the bedrooms or on the furniture and the Owners can accept responsibility for their safety.
  3. Dogs shall be kept on leads at all time whilst within the boundaries of Kelling Heath Holiday Park.
  4. Pets must not be left in the property unsupervised.
  5. Any fouling of internal areas shall be professionally cleaned and the cost borne by the Guest. Any accidents must be reported immediately.
  6. Any fouling of lawns, paths or outside surfaces shall be cleared up without delay, by the Guest and disposed of correctly.
  7. Any other type of pet is by prior arrangement only; the owner of the property reserves the right to charge a small fee.

 

  1. Sudden unavailability of the Property
  1. We do not anticipate any problems but in the unlikely event for any reason beyond the Owners control the property is made unavailable or the property becomes unsuitable for holiday letting on the date booked by the customer, all rent and charges paid in advance will be refunded.

 

  1. Complaints
  1. All complaints must be notified to the Owners as soon as possible, as they may be required to carry out investigation and if necessary, request third parties to take action – it is always more difficult to deal with after the holiday.
  2. If  the Owners are denied the opportunity of investigating the complaint within a reasonable time or denied the opportunity to put matters right during the Holiday, then the Guest will waive all rights.
  3. All complaints relating to the cleanliness of the property should be reported within two hours of entry to the property.
  4. No refund will be given or compensation paid, if you do not give us reasonable opportunity of solving the problem before you return home.

Access

Due to the position of some of the property and nature of the environment access may be an issue. If you have mobility restrictions or other disabilities then please speak to us prior to booking who will advise on the suitability of the property. Allergy suffers should also check with us first regarding the suitability of the property if their condition is serious.

Property Descriptions

Our property descriptions are prepared some time in advance, as a result some advertised facilities may change. We may therefore alter property description at any time to reflect this. We will make all reasonable efforts to inform you of them.

Caravan Holiday Park Information

Set amongst 300 acres of woodland and rare open heathland in an area of outstanding natural beauty, Kelling Heath is also very close to the North Norfolk coastline at Weybourne. A wonderful environment in which you can relax and enjoy activities together with children, family and friends with miles of woodland and heathland trails for walking and cycling, or simply enjoying the diverse range of wildlife and the many species of birds. Kelling Heath also offers a range of  recreational and leisure facilities including indoor and outdoor pools and tennis courts (Facilities maybe seasonal and subject to membership). The Village Square buzzes with activity especially during the evening when the Folly or Terrace plays host to a variety of traditional entertainment.
