Here we have to offer our lovely Privately Owned 2 bedroom, 6 Berth ABI caravan. It is a lovely clean, spacious, well kept family holiday home offering Double Glazing, Gas Central Heating, Electric Fire & Electric Oil filled Radiators to keep you warm on those chillier days/evenings. We are situated on "Central" at Hutleys Caravan Park, Beach Road, St Osyth. CO16 8TB. Nr Clacton on Sea.

The Lounge has 2 free standing leather settees, a 32" smart TV/DVD player, gas fire, Electric oil filled radiators, small double Jaybee put up bed and dining area. We have double patio doors which open up from the Lounge/Dining area should you wish to sit on the veranda to have a lovely cuppa.

The Kitchen is fully equipped with a full sized oven/hob with extractor, microwave and fridge with a small freezer compartment.  Kettle, Toaster, Bread Bin, Kitchen Knife Block, Pyrex dishes, cutlery, Dinner Service, Pots & Pans, Vegetable Steamer, T-Towel, Dish Cloth and lots more, it's like home from home.

Fire Extinguisher, Fire blanket and First Aid Kit are all located here too. 

Hallway - There are coat hooks located on the wall by the kitchen door. Carbon Monoxide Alarm & Smoke Alarm.

Bedroom 1 - Master bedroom which has a comfortable double bed with mattress & pillow protectors in use and plenty of storage.

Bedroom 2 - Twin room has 2 comfortable single beds with mattress & pillow protectors and storage.

Bathroom - We have a lovely sized shower cubicle, Wash hand basin and WC.

Grass Area outside of caravan Veranda. We have Loungers & Chairs available for use.

There is a Washing Machine, Tumble Dryer, and Rotary washing line available at no extra charge.

Additional Property Information:

No Pets allowed due to severe allergies. 

No Smoking/vaping permitted anywhere within the caravan. 

VFAST Wifi Access is available for you to use. Code provided to you upon arrival.

Parking is available along the side of Grass Verge near to the Caravan

Utilities - Mains Water, Electric & Gas Included in booking price. 

Inclusive of Bedding, Linen, Toilet Roll, Kitchen Roll, Tea Towel, Dish Cloth, Washing up Liquid, Hand Soap, Hand Sanitiser, Tea, Sugar and Coffee.

Please Note: Bath TOWELS are NOT provided.

Beds are made up ready for your arrival, so you can kick back, relax and enjoy your holiday from the beginning! 

Park Facilities: Please Note There is NO Clubhouse on this site.  You can use the Indoor Heated Swimming pool on site at a small charge. Booking maybe required.

We are within a minute walking distance to a Parade of shops including Cafe, Bakers, Off License, General Store, Hairdressers, Tattooist, Laundrette to name a few.  Further along you have The Sailor Boy Public House, Fish & Chip shop and Sailor Boy Cafe, Arcades, crazy golf, bumper boats on water, trampolines, big slide, Childrens playground all of which is located next to the beach. (5 minutes walk) In the opposite direction you have more Arcades, Bumper Cars, Childrens rides, Cafes, Food Outlets, Fresh Seafood Stall , Tudor Bar, The Seaview Bar,  Village Inn and much more. Oh, not forgetting the Sunday and Wednesday Market located behind The Sailor Boy PH during peak season. Sailor Boy PH Outdoor weekend Karaoke weather permitting.

Buses and times vary throughout the season. Please check beforehand.

There are plenty of things to do locally or further afield if you want to venture out for the day - Clacton Pier, Walton On The Naze, Frinton, Holland On Sea, Brightlingsea, Colchester - Days Out Leaflets available in Hutleys Office.

Our Caravan Rental price starts from £50-£100 per night with a Minimum 3 night stay –  "Prices are subject to change throughout the high and low season, Including all Public Holidays.

Please note there are a few steps up to Enter the Veranda to the Caravan.

**A ‘Holding Deposit Fee’ of £100 per week is required to secure your booking. Please Note: If any damages occur on your stay or Excessive Cleaning is required following your stay you maybe liable to an additional charge to cover costs if higher that the £100 'Holding Deposit Fee'.

The 'Holding Deposit Fee" is refundable directly into your Bank Account within 48 hours following departure on a completed caravan check for soiling/damages if all is satifactory. 

Full payment of holiday must be received Eight weeks prior to the planned arrival date, or immediately if a booking date is closer than Eight weeks.

Cancellation Policy: We reserve the right to keep any monies paid as a cancellation fee within 8 weeks of arrival. You are advised to take out Holiday Cancellation Insurance to cover this eventuality.

No shows will be treated in the same way as a cancellation.

No refunds will be given within 8 weeks of arrival unless Government Covid19 restrictions apply with travelling to the area and lockdown is in place. You are advised to take out Holiday Cancellation & Travel Insurance should cover any other eventuality.

Please Note: If "Hutleys" Caravan Site close due to Covid19 restrictions under Government Guidelines then a Full Refund will be provided.

Please ensure you are happy and agree with Terms & Conditions stated before requesting a booking.

• In event of non payment of the Final Balance by due date, we reserve the right to cancel the holiday and no refund will be given.
• Guests in booking party inability to stay at the caravan for any of the following reasons-but not limited to - Illness (including Covid), a requirement to shield, self isolate, quarantine, jury service, military service, family emergencies, personal/work circumstances, travel delays, vehicle breakdown. These remain YOUR risk & do not give a right to cancel or refund. If YOU choose not to take out travel holiday Insurance then YOU accept responsibility for any loss that may incur due to cancellation.

• Strictly No Smoking/Vaping inside the caravan
• No Bikes/Scooters to be taken in nor stored inside the caravan
• Guests need to Adhere to Hutleys site Rules - We are a low noise Policy, so that everyone can have a peaceful holiday.
• Caravan Owner is not liable for any guest during their stay
• Any problems that you may experience with the caravan during your stay please contact us Immediately. 

In the event of a cancellation by us, our liability shall be limited to the return in full monies paid.

We are sorry, but we are unable to move existing bookings to other dates.

Occupancy

Only the family/persons quoted when booking are allowed to stay at the caravan. No third parties are allowed to stay or use the caravan facilities and holidays booked are not transferable. Maximum 6 Persons. Each Adult, Child and Babies are counted as a person. We cannot exceed the Berth of the Caravan under any circumstances.

We do have restrictions in place of groups of 3+ people from different households. Please contact us before booking.

The main booking guest MUST attend the caravan holiday and MUST be 21 or over - This is a rule made by Hutleys that we must follow.

Access

As the Owner of the caravan, we reserve the right to gain access at any time during occupancy if required. As Owners we shall not be responsible for the death or personal injury to a guest or loss, damage or accident to personal property.

One of our representatives shall be allowed access at any time during occupancy for the purpose of emergency maintenance or repair or any other need. You will be informed beforehand.

In the event of misbehaviour or other necessary causes, the owner reserves the right to terminate the let immediately without any refunds.

Conditions of Caravan & Breakages/Damage

Guests are responsible for the condition of the caravan and the furnitureand fitting therein. Whilst accepting that the caravan is cleaned to a high standard between "lets", the guest shall leave the caravan in the same state of cleanliness and general order in which it was found. In the event of the caravan being left in an unsatisfactory state, then a charge will be made on top of the tarriff to cover costs including cleaning, laundry and any other costs incurred. 

We ask that breakages or faulty equipment be report to us as soon as possible, so that we may replace them. In the case of breakages, a replacement charge will be made, so that we can replace it.

Arrival and Departure - Please call Shirley to arrange collection of keys.

Guests should arrive from 2pm - 9pm and vacate by 10am on day of departure.

Earlier Check In Or Later Check Out Times may possibly be added to your booking at an additional cost of £20 each. Please enquire when booking.

No Boats, Jet bikes/Skis, contractors, commercial vehicles or sign written vehicles, including Transit vans, trailers are permitted on this site.

It is guests responsibility to ensure keys are returned to the owner of the caravan or specified person upon departure. If keys fail to arrive back a charge of £50 will be made for replacements/lock change.

Our aim is to make your stay a happy and memorable one.

Hutleys Caravan Sites Season runs from 1st March - 31st October.

You are not permitted under any circumstances to charge an Electric vehicle from the caravan.

Away from the bustle of urban life and the more commercial holiday resorts, Hutleys provides the perfect setting with its well maintained caravan park areas supported by up-to-date services.

Friendly staff with facilities kept to a high standard of cleanliness.

The Sailor Boy Complex (Pub, fish shop, cafeteria) and shopping parade are located for easy access.

There is a summer bus service to nearby Clacton-on-Sea available from Hutleys beach or from nearby Jaywick a 15 minute walk along seafront. (Clacton is 8 miles by road or 3 miles by coastal walk).
